There is no other area in the United States that has the density of population and the net growth rate that can compare to the 60 miles radius surrounding the center Los Angeles. On July 12, 2007 the Southern California Association of Governments and on September 11, 2007 the California Department of Housing and Community Development released the Regional Housing Needs Assessment requiring north Los Angeles County to increase the total number of dwelling units by 73,519 BEFORE June, 30, 2014. They have less than seven years to accomplish that feat.
Of that amount, Palmdale is expected to add 17,910 of the new dwelling units, or 24% of the total before June 30, 2014. Lancaster has been assigned to add 12,799 new units, or 17% of the total before June 30, 2014.
The two cities have approximately 83,767 existing dwelling units. Together they are expected to increase the number of units by 30,709—a 36.7% increase in the next 7 years. Those numbers do not include the additional expansion in the other areas within the Antelope Valley. Now you know why private developers and land bankers are quietly, but very intently, buying land in the Antelope Valley.

City of Lancaster
Lancaster, California, USA, is the eighth-largest city in Los Angeles County and the 9th fastest growing city in the United States. Lancaster is located approximately 70 miles (112.5 km) north of the City of Los Angeles in the Antelope Valley. It is separated from the Los Angeles Basin by the San Gabriel Mountain Range to the south and from Bakersfield and the San Joaquin Valley by the Tehachapi Mountain Range to the north. The City of Lancaster has grown from a population of 37,000 at the time of incorporation in 1977, to an estimated 143,818 residents in 2007, and is the second-largest city on the California side of the Mojave Desert. As of the 2005 population estimated Palmdale / Lancaster, CA Urbanized Area has a population of 589,043.
The city has a total area of 94.2 square miles (243.9 km²), of which 0.2 square miles (0.5 km²) of it (0.19%) is water. Lancaster’s elevation is 2500 feet above sea level on a high, flat valley surrounded by pristine mountain ranges. Temperatures are mild through most of the year with the average daytime high in the summertime of about 95 degrees Fahrenheit and the average winter daytime high in the low 60s. Overnight lows during the coldest months (December-February) can dip in the low 20’s Fahrenheit. The Antelope Valley is known for its clean air and blue skies. With an average rainfall of less than eight inches, days of sunshine are the norm even in winter, when surrounding mountain ranges are dusted by snow.

City of Palmdale
Palmdale, California, USA – Over the last 25
years this city has consistently been ranked in the top 25 fastest
growing cities in the United States (based on percentage change). In
January 2007 the population was estimated at nearly 145,468 according
to the state department of finance Palmdale is the seventh-largest city
in Los Angeles County. For most of its existence it has had a small
population; however it now is arguably the largest “desert
city” (from an Angelino viewpoint) in California. With 104.59
square miles (272 km²) of land in its incorporated boundaries, the
city is in the top 100 largest cities in the United States in
geographic area.
